Trust Before Transactions: The Philosophy Behind Manish Garg’s Success

In an industry often defined by targets and transactions, Manish Garg has built his reputation on something far more enduring: trust. Guided by a firm belief that clients deserve honest advice before making one of the most significant investments of their lives, he has carved a distinctive path in the real estate sector. From his early years in corporate leadership support roles to becoming a respected name in property sales, his journey is a testament to the power of integrity, service and continuous learning.

Tell us about your journey and how you entered the real estate industry.

I was born and raised in Kotkapura, Punjab. I completed my graduation in Commerce before pursuing a Post Graduate Diploma in Management and Commerce with a specialisation in Finance and Marketing. These formative years laid the foundation for my understanding of business, finance and customer relations, which would later shape my professional journey

I spent nine years in Bengaluru, where I worked as an Executive Assistant to a Managing Director. It was a valuable phase of my career and taught me a great deal about professionalism, leadership and business operations.

However, my parents were based in Punjab and I always felt a strong desire to be closer to home. Chandigarh stood out as a city with immense promise and opportunity, so I decided to make the move. I joined a brand under the Optas Group in Sector 8 as Executive Assistant to Director Mr Rohit Sethi. Working closely with him for two years transformed my understanding of business and helped me discover my potential in real estate.

After successfully contributing to one project, we moved on to the next, and today I am proud to be associated with Opus One by GB Realty, one of the flagship developments of the Optas Group.

What has your experience in sales taught you?

Since I did not begin my career in sales, I naturally approach things differently. I do not focus solely on closing deals. My priority is to guide people. The advice I give to my clients is exactly the same advice I would give to my relatives or immediate family members.

When someone invests their hard-earned money, they deserve complete honesty and transparency. My role is to help them make the right decision rather than simply persuade them to buy. I believe sales should be built on trust, not pressure.

How important is customer service in the real estate sector?

Customer service is everything. Having been part of the group for several years, I have witnessed firsthand how seriously we take customer concerns. Whether it was a previous project or the current one, prompt service has always been our priority.

We never believe in delaying solutions. If a client has a concern, it is addressed immediately. In many cases, we even create dedicated WhatsApp groups to ensure seamless communication and quick resolution of queries.

What challenges do you see in the Punjab real estate market?

The Punjab market is evolving rapidly, but it is still less organised than some other markets. If people focus only on selling without genuinely understanding a client’s needs, it damages trust and creates a negative perception of the industry. Once trust is broken, it becomes difficult for clients to believe in future opportunities as well.

This is why ethical selling is essential. Buyers deserve complete clarity about the advantages, limitations and future growth prospects of any property they are considering.

What is your philosophy when dealing with clients?

I always believe in giving proper time and proper advice. I am not sitting across the table simply to sell a product. I am helping someone make one of the most important financial decisions of their life. People invest their savings and often their dreams into a property.

That is why I discuss every aspect of the investment, including both the positives and the challenges. My responsibility is to provide guidance that helps clients make informed decisions.

If the guidance is genuine, the numbers will follow naturally.

How has the market changed over the years?

With increasing exposure, people today are much more aware and informed. Many are already familiar with apartment living and organised communities. For others, it is still a new concept and they are gradually adapting to this lifestyle.

As professionals, we must understand these differences and help people navigate them comfortably. Every client comes with unique expectations, and understanding those expectations is crucial.

What drives you personally in your work?

I have always looked at things from a different perspective. I still remember my professors in college telling me that whatever I do, I should do it wholeheartedly. That advice has stayed with me throughout my career.

I never treat my work as just a job. I treat every project as if it were my own. I approach it with an entrepreneurial mindset and take complete ownership of the responsibilities entrusted to me.

Who has been your biggest mentor?

Without a doubt, Mr Rohit Sethi has been one of the most influential mentors in my professional journey.

I have learned a tremendous amount from him, not only about real estate but also about leadership, problem solving and long-term thinking. Whenever there is a challenge, he is always there with guidance and support.

His mentorship has played a significant role in my growth and evolution as a professional.

How have you evolved as a professional over the years?

The biggest transformation has been my ability to handle situations independently and confidently.

Over the years, I have experienced what I would describe as a paradigm shift in my thinking. Every challenge has taught me something valuable and strengthened my ability to adapt.

Most importantly, I remain eager to learn. I believe growth begins the moment you become a lifelong student.

What is one principle you strongly believe in today?

I firmly believe that the old mindset of “do or die” has been replaced by “differentiate or die”.

In today’s competitive world, success belongs to those who bring value, innovation and authenticity. Standing out through knowledge, service and integrity is what creates lasting success.

What advice would you give to young professionals considering a career in real estate?

Real estate can be an incredibly rewarding profession for those who are willing to learn and continuously improve their skills. However, it is also a responsibility that must be taken seriously.

You are not merely selling a property. You are helping someone achieve a dream, build a future and create a home where they will find comfort and peace.

My advice is simple. Know your facts and figures thoroughly. Understand the market. Focus on guiding clients rather than chasing sales. When you focus on creating value and helping people make informed decisions, success becomes a natural consequence. Sales figures are simply the outcome of trust earned over time.
